Level 1 Installed System:
Our premium installed closed crawlspace system comes with a long list of standard
features that are all included in our highly competitive pricing.
1. 12-Mil Performance Crawlspace Liner Vapor Barrier Material -- Our new proprietary material is the heart of our system. It is a heavyweight liner with a new coating recipe to improve toughness, puncture and abrasion resistance. The crawl space cover is 12 Mil thick and has a burning characteristic of ASTM E 84 (also available is the 12 Mil Fire Retardant NFPA701). It is highly puncture resistant and stronger than most 20 Mil Vapor Barrier products. In addition, the perm-rating is excellent. The craw space cover is white on one side and black on the reverse. The white side is placed up and brightens the crawl space allowing you to easily see that your crawl space is free of mold and insects. The material is durable enough for you to walk or crawl on and will provide years of dependability and trouble free maintenance. The material is to be overlapped and sealed over the wall and pier material. It is easy to work with and retains its form after installation. Our material carries a 25 year warranty on closed crawl space applications.
2. Antimicrobial Spray -- Some areas in a
crawlspace may be prone to moisture, such as
under bathrooms or laundry areas (where there
are plumbing piping penetrations and the
possibility of water leaks); these areas are all
sprayed with our antimicrobial treatment to
help minimize the likelihood of mold and
mildew growth.
3. Insulating the Band Joist Space --
All exterior-facing band joists are fully
insulated with fiberglass batt insulation to help
extend the building envelope down into the
crawlspace. Since part of our system is to
provide conditioning in the crawlspace, we do
all we can to minimize the amount of heat
transfer from outside to inside the crawlspace.
4. Sealing The Sill Plate -- The point where the wood structure meets the
foundation is an ideal place for critters and air to come and go from beneath your
home. With an application of caulk around the entire perimeter, we effectively
seal off this entry point.
5. Insulating the Foundation Wall -- We apply rigid foam insulation to the
foundation walls that have outside exposure.
6. Minimum 3-Inch Termite Inspection Gap -- A three-inch termite gap
is always maintained around the entire top
perimeter of the foundation. This allows for
easy inspection by your pest-control
professional.
7. Dehumidifier -- The dehumidifiers we
install are properly sized and located so as to
provide the best conditioning. All dehumidifiers
come with a 5-year manufacturer's warranty. Each dehumidifier is set to maintain
optimal humidity levels.
8. Circulation Fans -- These fans are strategically placed around the
crawlspace to ensure that all the air is conditioned by the dehumidifier. These fans
are controlled by a humidistat, and operate only when the dehumidifier is running.
9. Humidistat Controls for Circulation Fans -- Humidistat controls are
used to ensure the minimum use of energy and to maximize the fans' useful life by
running them only when necessary.
10. Sealing Off Existing Crawlspace Vents -- Crawlspace vents are not
required by code when the crawlspace is
conditioned. All crawlspace vents are properly
sealed from inside the crawlspace, so as not to
change the foundation's outside appearance.
11. Condensate Drain Piping and
Pumps -- All condensate collected by the
dehumidifier is either drained to the exterior
of the home by gravity piping or by a condensate pump, if required. A safety
shutdown switch is incorporated into the system to ensure that condensate water
does not overflow into the crawlspace in the event of a pump failure.
12. Crawlspace Humidity and
Temperature Monitor -- A remote wallmounted
digital monitor is installed in an
inconspicuous location inside the living space
of the home. This enables the homeowner to
easily see that the crawlspace system is
functioning as intended. It will also help to
signal when there might be trouble. These
monitors show the temperature and humidity levels within the crawlspace.
13. 1-Year Monitoring and Maintenance -- For a period of one year from
the completion of our system installation, we will periodically monitor the
crawlspace and provide any required maintenance. At the conclusion of the oneyear
period, the homeowner has the option to purchase a monitor and
maintenance plan. Please consult a representative of Your Crawlspace for more
details.
14. 25-Year Warranty -- The crawlspace cover material is guaranteed to be
free from manufacturing and installation defects, flaws, holes, and tears for a
period of 25 years, or we will repair the material with no charge to the
homeowner. The 25-year Your Crawlspace Inc. warranty is effective only as long as
the equipment installed by Your Crawlspace Inc. is properly maintained and the
relative humidity does not exceed 55%. Equipment installed by Your Crawlspace
Inc. is not covered under this warranty; the equipment is warranted by the
individual equipment manufacturers. This warranty does not include damage
resulting from abuse, moisture from condensation or sudden water intrusion from
broken pipes, floods or pest damage (such as rodents chewing through the liner).
Additional and Extra Services Available:
1. Hydrostatic Venting -- We will provide properly sized hydrostatic vents for
homes that are located in a flood zone, or where such venting is required by code.
Our vents ensure that our crawlspace system operates as intended and prohibits
free flow of air or water until a flooding situation is occurs.
2. Access Doors and Panels -- We will provide insulated custom-fit doors
and removable access panels that provide adequate and easy access to your
crawlspace. We can provide a means of locking these doors and panels, if required.
3. Mold and Mildew Treatment -- If there are major mold and mildew issues
that need to be addressed in the crawlspace or the living spaces of the home, air
and surface samples are taken; these are sent to a private laboratory for testing.
We do this for your safety and ours.
4. Sump Pumps -- Some installations require a sump pump to remove excess
water. The pump is required when drainage by gravity is not possible.
